Regis University Receives Approval to Rezone Campus Parcel for 'Regis Village'

Regis University announced Tuesday that Denver City Council has approved its proposal to rezone the campus and the adjacent Regis Square parcel, setting the stage for redevelopment of the area along Federal Boulevard between 50th and 52nd avenues into a mixed-use community, to be renamed Regis Village. 

A Vision for Regis Village

The vision for Regis Village is to create a pedestrian-friendly, community-oriented neighborhood that complements the main campus and establishes an active link along Federal Boulevard. The development will feature a mix of residential and retail uses, office space, and open areas, integrating campus-inspired elements into a friendly and sustainable urban environment.

"This is an exciting opportunity to enhance neighborhood vitality while maintaining the essence of the greater North Denver community," said Rev. D. Scott Hendrickson, S.J., interim president of Regis University. "Regis Village will provide new spaces for living, working, and gathering while supporting the long-term goals of our university and the neighborhood."

Community Engagement at the Core

From the earliest planning stages, Regis University has prioritized public input. Local residents, business owners, and community organizations have been engaged through stakeholder and community meetings, helping shape plans that emphasize community-oriented uses and pedestrian access.

Navigating City Approvals

Development of Regis Village required several approvals from the City and County of Denver to ensure the project aligns with community feedback and Denver's broader goals for equity, mobility, and urban development. Regis University previously completed the Large Development Review process, which establishes a general framework for redevelopment.

A Transformative Neighborhood Project

Regis Village will feature multi-story, single-use, and mixed-use buildings with increased open spaces, buffers to adjacent residential areas, further integrating campus and the surrounding neighborhood. Key benefits of the project include:

Additionally, revenue from Regis Village will help support scholarships, directly benefiting students and reinforcing the university's mission.
